Flat & Low-Slope Roof Storm Damage: What to Look For
TPO, EPDM, and modified bitumen roofs fail differently than shingles. Here's how to inspect a low-slope roof after a storm.
Flat roofs on garages, additions, and commercial buildings show damage differently than pitched roofs. Ponding water is normal; punctures and seam failures are not.
TPO and PVC membranes
Look for punctures from hail or debris, split seams where sheets are welded, and pulled fasteners at edges. Hail rarely damages TPO under 1.5" but wind uplift is a real risk.
EPDM (rubber) membranes
Bubbles or 'fishmouths' at seams, shrinkage pulling at drains, and punctures from tree limbs. EPDM handles hail well but ages faster in UV.
Modified bitumen (torch-down)
Look for blistering, granule loss on cap sheets, and cracked flashing at parapet walls.
What insurers look for
Documented storm event, punctures/tears not attributable to foot traffic, and no signs of long-standing ponding (which is a maintenance issue).
